To follow up on a previous podcast on, why a home doesn’t sell given the only two reasons a home won’t sell. I encourage you to jump back and listen to that. I won’t tell you what the two reasons are but we did a podcast on two reasons that homes won’t sell. But what I want to talk about now is marketing and what people do to market homes and what the 2020 home survey, home buyer survey indicated about what people do to market your home. So, when I come into your list to your house and give you a listing presentation on what I’m going to do to market your home above and beyond. There are a couple things that seem really cool, but frankly don’t have much value.
So, of the seven or eight things that NAR (The National Association of Realtors surveyed home buyers on, what they found were useful these individual things. Photos, detailed information description, virtual, floor plans, virtual tours, interactive maps, videos, virtual open houses. The two things that they still found the most useful were the photos and the write up. Now the reason why floor plans unless they’re in image format and they can be part of the photos. But floor plan, virtual tour, interactive maps and videos, the reasons why those aren’t overly popular is that they don’t syndicate to all the major sites.
So, if I were to do a video a walk-through video of your home. If I were to do a digital floor plan a 3D walkthrough of your home, the problem is where would that piece of information go. It doesn’t go to the MLS; the MLS doesn’t syndicate those videos out to other places. So, as we know once you list your home you put in the MLS, the MLS is the root that grows into the tree so to speak of marketing. But not all pieces of that route go out. So, the listing photos the listing description, floor plans in some degree because you can put size of the room and that sort of thing. Those go to the major search engine the major portals. The Zillow’s, the Trulies, the Realtors, the Red Fins that sort of thing.
The virtual tours because they’re separate videos, the floor plans, 3D floor plans because it’s a separate file they don’t syndicate. So, it’s really cools to say yeah, I’m going to do a virtual tour yeah, I’m going to do a 3D Matterport camera on your house. But at the end of the day, it doesn’t get where it’s going, right. The home buyer doesn’t see it. They don’t have access to it.
So, when we’re marketing home, we really need to focus on the pictures, the quality of pictures, the amount of pictures, the max amount of pictures we can have and then of course the detail information. Which is the write up, and in some degree floored rooms and floor sizes. That’s really what’s going to make home stand out on the MLS.
